With certain limited exceptions, all properties marketed after 1st December 2008 will require a Home Report. Properties on the market prior to 1st December 2008 do not require a full Home Report although any property sold or let after 4th January 2009 will require an Energy Performance Certificate.
A Home Report consists of three parts, namely:-
This questionnaire has to be completed by the seller or by the seller along with their agent. The questionnaire contains detailed information about the property including Council Tax Band, alterations, Local Authority Notices, factoring arrangements and the like. Completing this accurately and having an agent who will proactively consider the information you put in the questionnaire should reduce the risk of delay and difficulties once an offer is received.
This is provided by a Chartered Surveyor and contains a detailed report on the construction of the property, its condition and its value. This report will confirm if there are any urgent repairs or replacements required or anything likely to require attention in the future.
Energy Performance Certificate
This is an indication of the energy efficiency rating of the property and is provided in a format similar to that used for domestic appliances. It also recommends ways to improve efficiency.
