Home Reports

With certain limited exceptions, all properties first marketed from 1st December 2008 require to have a Home Report which on request requires to be made available to prospective buyers or tenants of the property.

 

A Home Report consists of three components, namely:-

  • Property Questionnaire.
  • Single Survey. 
  • Energy Performance Certificate.

Properties on the market prior to 1st December 2008 do not require a full Home Report although any property sold or let after 4th January 2009 will require an Energy Performance Certificate.

Dealing with each of the components in turn:- 

  • Property Questionnaire.
    This is a standard form of questionnaire which has to be completed by the seller although it can be completed by the seller along with the seller’s agent.  The questionnaire contains detailed information about the property including Council Tax Band, alterations, Local Authority Notices, factoring arrangements and the like. The Property Questionnaire should also reduce the risk of delay and difficulties in conveyancing.
  • Single Survey.
    This is provided by a Chartered Surveyor and contains a detailed report on the condition of the property and also a valuation. 
  • Energy Performance Certificate.
    This is an indication of the energy efficiency rating of the property and is provided in a format similar to that currently used for domestic appliances. It will also recommend ways to improve efficiency.
